The owner of this house volunteered their dwelling for this case study to assist fellow owners and potential owners of similarly affected buildings in identifying what to look for before works and expect during the repair process. WEEK1.............. INSTALL SCAFFOLDING AND COVERS
 
In order to protect the building from inclement weather and provide safe access for the cladding to be removed scaffolding, tarpaulins and screens are installed to the entire building.

WEEK 2..................... CLADDING REMOVAL
 
Once the building has been covered the cladding is removed. Depending on the cladding type the material is cut into squares and then removed from the building. This allows the inspection of the building wrap to help initially identify any failures in the building envelope. The building wrap is then removed to expose the structural timber and insulation.
 
 
 

 
WEEKS 3 AND 4................... REMOVAL OF DECAYED TIMBER
 
Once all of the cladding is removed the building can be assesed for failures in the building envelope. A suitably qualified person should be engaged to identify the failures in the original system and provide design details for the new cladding system to be installed to prevent a repeat of the original problems. This person also needs to identify the timber that is decayed and/or structurally compromised and must be removed. ONLY A SUITABLY QUALIFIED AND EXPERIENCED PERSON SHOULD UNDERTAKE THIS TASK. The identification of timber is highly scientific and consideration needs to given to taking samples of timber and getting them analysed to check for timber treatment levels and levels and types of decay. It is essential for Building Code compliance that proper procedures be taken to identify and mannage the timber that is to be left in the building as well as identifying what timber is to be removed.
